North Star Housing, LLC was founded in 2012 with a mission to develop affordable, multi family properties with a specific emphasis on universal design, veterans housing and developmentally disabled families. North Star Housing, LLCs owners and key principals are Lela Gruebel and Andrew Danner.
In 2014, North Star Housing, LLC was awarded funding to develop a 56 unit, universally designed property in Raymore, Missouri. This project has a projected cost of $9.7 million.
After a competitive RFQ process, North Star Housing, LLC teamed up with Developmental Connections, the Taney County SB-40 Board for the Developmentally Disabled, for a 24 unit, 100% special needs project in Branson, Missouri. In 2015, North Star Housing was awarded funding for this project which has an estimated construction cost of approximately $4 million.
Lela Gruebel has been in the affordable housing industry since 1989. After starting her own company in 2004, LRG Consulting and Development, Inc., as well as a principle in North Star Housing, LLC, Lela has completed over 12 affordable housing projects.
Lela is a Certified Public Accountant and holds certificates as a Certified Housing Development Finance Professional and Certified Credit Compliance Professional. Prior to forming her own companies, Lela worked for the Missouri Housing Development Commission for fifteen years.
At MHDC, Lela worked in various capacities including accounting, multifamily loan servicing, construction disbursement, cost certification, and worked as the Rental Production Manager for the multifamily underwriting department before leaving.
Andrew Danner is the broker/owner of Windfield Real Estate, LLC, and principle in North Star Housing, LLC. Andrew has developed commercial and affordable housing properties in various rolls since 2006. Andrew has been a licensed real estate broker since 2003 and serves on the Clay County, Missouri Building Codes Commission Board.
Andrew has been the developer or consultant on many projects and is involved in all aspects of management, inspections, audits, disposition, along with applications, management, and financing aspects of projects.
One key role for Andrew is his interaction with municipalities on behalf of the partnerships that involves a range of issues regarding the development of projects such as contact with public officials, zoning issues, incentives, tax abatement, council meetings, public hearings, site location, and analysis. In the commercial real estate industry Andrew has worked on the development of over 750,000 sq. ft. of Retail, Office, Self-Storage and Flex Space.
Valori Sanders has been in the housing arena since 1996. Early on, she had a heart to understand how to communicate the need for a partnership between housing providers to ensure housing sustainability for housing challenged populations.
Valori's compassion propelled her to do some consulting work to bridge the gap between the two industries to successfully impact housing opportunities for: re entry, mental health, domestic violence, substance abuse and low income populations. Valori authored a tenant responsibility curriculum that is currently being used by property management companies to educate first time leaseholders.
Valori spent 7 years at Missouri Housing Development Commission as the Trust Fund Administrator. She also has experience as an underwriter on various multifamily housing projects.
